Plumbing in San Antonio: what to know

Plumbers are one of the few trades Texas licenses at the state level: the Texas State Board of Plumbing Examiners (TSBPE) licenses plumbers, so you can verify a plumber's license before anyone touches your water lines. That matters here because much of Texas sits on expansive clay soil that swells and shrinks through wet and dry cycles, which can move slab-on-grade foundations and crack the water and sewer lines running through the slab — the source of the "slab leaks" Texas homeowners deal with. Parts of Texas also have hard water, whose mineral scale can shorten the life of water heaters and clog fixtures over time.

What affects the cost

• Whether the leak is accessible or under the slab: a visible fixture or supply-line repair is simple, but a slab leak may mean locating the line, opening and patching concrete, or rerouting the pipe overhead.
• Job scope and pipe material — a single repair vs. a whole-house repipe, and whether you have copper, PEX, cast iron, or older galvanized pipe.
• Water heater work: tank vs. tankless, gas vs. electric, and whether venting, the gas line, or code upgrades are needed.
• After-hours or emergency service vs. scheduled, planned work.
• Permits and inspection — many Texas cities require them for water heaters, gas piping, and repipes, and requirements are set city by city.
• What's found once work opens up, such as hard-water scale or corroded older pipe that has to be replaced.

How to choose a Plumbing contractor

• Verify the plumber's license with the Texas State Board of Plumbing Examiners (TSBPE) — plumbing is state-licensed in Texas, so a real, checkable license number is your first trust signal.
• Ask who the company's Responsible Master Plumber (RMP) is — Texas plumbing businesses must operate under a licensed RMP.
• For gas or fuel-gas piping, confirm the plumber holds the right endorsement and will pull the city permit and get the inspection.
• Get an itemized written estimate, and ask whether it includes any permit and inspection your city requires.
• For a slab leak, get the line located and a diagnosis (repair vs. reroute) in writing before you authorize breaking concrete.
